What do I have to pay?
You can either pay for the conversion outright or you can use our $0-out of pocket financing. We really mean it when we say $0-out of pocket — We take care of everything from permitting fees & structual engineering work to construction overruns & unexpected issues.
How much will a Homestead Garage Conversion improve the value of my home?
By a lot! Based on data from April 2019, the average value premium for a garage-only conversion is $158,098, or 18.68% value premium over properties without ADUs (Accessory Dwelling Unit, or ADU for short).
What will I do with all the stuff in my garage?
We provide a couple options! Our most popular is to build an on-site storage solution next to the ADU. We can also arrange self-storage and help you get rid of things you no longer use.
Do I have to provide parking?
No. New ADU laws do not require you to provide parking for the new unit.
Do you build above the garage?
Not unless you have a lot of money to spend!
Do you convert attached garages and extra bedrooms into ADUs?
Yes! The minimum amount of space we need to convert into a studio or one bedroom ADU is around 300 square feet. This space can be rooms in your house that exceed 350 square feet.
Do I have to rent the new ADU?
No! The unit is yours, you can do whatever you want with it! We offer optional rental management to help our homeowners through the process. If you use our management we find the tenant, collect the rent, do the maintenance, & pay your bills!
How does your $0 out-of-pocket financing work?
With our financing there are no out-of-pocket closing fees & you'll make no payments until your unit is complete. That means you won't need to make a payment until you're ready to collect rent! Then It works like a typical morgage or home loan where you pay a fixed amount each month. Usually the rent you make is over double your payment!
